Passy Capital finances foreign nationals and non-US investors buying US investment property, from $1M to $5M, lent to their US LLC, on the same terms a US borrower receives. No US credit history, no US income documents, and no need to set foot in the United States to close. The firm exists for a specific problem, and it is one David has lived from the other side. He is Swiss. A European investor can buy US real estate easily enough. Financing it is where the process breaks: no US Social Security number, no US credit history, and no retail US bank willing to underwrite a foreigner. The equity is there and the structure is missing, so most of them give up and pay cash. They should not have to. We underwrite the property rather than a US profile the borrower does not have, and we charge no foreign-national premium for it.

The underwriting behind that comes from ten years on the other side of the table. David has structured deals across multifamily, mixed-use, hospitality, industrial, office, retail, and SFR portfolios, from $1M acquisitions to $50M+ ground-up construction, in both US and European markets.
